HomeDash Estimate Terms of Use

Last updated: 2026-10-15

HomeDash Estimate is provided by HomeDash Limited ("we"). By using it you agree to these terms and to the main HomeDash Terms & Conditions (www.homedash.hk/terms). For this service, these terms prevail if they differ.

1. What the estimates are

Estimates, ranges, confidence scores, asking-price advice, time-to-sell, rents and yields, price indices and outlooks are calculated automatically by computer models from historical data and are for general reference only.

An estimate is not a formal valuation by a professional surveyor. The flat has not been inspected, and its interior condition, view, title, unauthorised works, mortgages or other individual factors are not taken into account. Do not use it for mortgage, lending, legal, tax, probate or any other formal purpose.

Actual prices may differ materially from the estimate. We publish the model’s accuracy (see "Accuracy & method") but do not guarantee that any estimate or forecast is accurate, complete or up to date.

2. No advice

The service is not investment, mortgage, legal, tax or estate-agency advice, and is not an offer or solicitation to buy, sell or lease any property. Consult licensed professionals (e.g. surveyors, solicitors, banks or licensed estate agents) before making decisions.

The mortgage and stamp-duty calculator applies the rules as of the date shown and is indicative only; actual loan amounts, rates and duties are determined by banks and the Inland Revenue Department.

3. Data sources

Transaction data is derived from Hong Kong Land Registry records; listing data is collected from major Hong Kong online listing platforms; new-development price lists come from documents published on the government’s first-hand residential sales website. Data may be incomplete, delayed or contain errors; registrations typically lag agreements by about 3–4 weeks.

List prices exclude developer discounts, rebates and other incentives; the actual terms are those in each development’s price list and sale documents.

4. Bank valuation references

Bank valuations shown are records of the bank’s online valuation tool on the date shown, or a model-based reference figure clearly labelled as projected. They are not formal bank valuations or loan approvals. Bank names and marks belong to their owners; we are not affiliated with or endorsed by any bank. Rely on the bank’s formal valuation.

5. Agent-branded reports and sharing

Estate agents who add their card to, share or send reports must ensure their details are accurate and comply with the Estate Agents Ordinance and the Estate Agents Authority’s requirements, including not making false or misleading statements. Agents are responsible for their own communications with clients; we are not an agent and take no part in any transaction.

6. Fair use

You must not scrape, harvest or copy estimates or data in bulk by automated means, circumvent rate limits, reverse-engineer the models or interfere with the service. Estimate badges may only be embedded as described in our instructions. We may restrict or block abusive access.

7. Intellectual property

The content, models, indices, design and marks of the service belong to HomeDash Limited or its licensors. You may share report links and download reports for personal use or to communicate with clients, but not resell them or present them as your own valuation.

8. Limitation of liability

To the fullest extent permitted by law, the service is provided "as is" and we are not liable for any direct or indirect loss arising from use of or reliance on the service, including any estimate, data or calculation.

9. Third-party links

The service may link to third-party sites (e.g. banks, maps, HomeDash listings). We do not control and are not responsible for their content or privacy practices.

10. Changes and governing law

We may update these terms or the service at any time; continuing to use the service means you accept the updated terms. These terms are governed by the laws of the Hong Kong SAR, and the Hong Kong courts have exclusive jurisdiction. If the Chinese and English versions differ, the English version prevails.
